The Peninsula Regent in San Mateo www.PeninsulaRegent.com offers a retirement community in an urban setting. Located just two blocks from the San Mateo downtown area, residents can easily walk to shops, restaurants, the park andmovie theatres. I looked at several condominiums that are currently for sale. A lovely 1 bedroom, 1 bath condo with a remodeled kitchen is listed for $ 359,000.(listing agent Arlene Sullivan/Coldwell Banker, San Mateo) asullivan@cbnorcal.com) An other floor plan offered a second bathroom and a den for $ 399,000 but didn’t have the kitchen up-dates. (listing agent Annie Kraemer/Coldwell Banker San Mateo annie@anniekraemer.com) Unit # 410 was a spacious 1300 sqft condo with 2 bedrooms and 2 bathrooms. The Regent is based on the independant living concept, however if in need, residents can temporarily move to the assisted living wing. In addition to purchasing a condo, residents pay a monthly membership fee and need to pass a physical exam and qualify financially. The Peninsula Regent is offering a retirement planning seminar on Sunday November 7th.

Luxury awaits you at this active adult community in San Mateo. If you own some prime Real Estate on the San Francisco Peninsula and are ready to downsize, consider buying a condominium at the Versailles. You or your partner have to be 55 or older to live here. 50% of the 61 units have sold and I understand the first owners are moving in. Currently only the 2 bedroom/2 bath units are still available. Depending on the squarefootage these condos sell from $ 1,035,000 to $ 2,160,000. The largest floor plan includes a den or offer an additional half bath. There is a monthly fee to cover meal-plans and amenities that will make you feel like a king or queen. This beautiful facility will offer a concierge service, an indoor pool and fitness center, a club lounge, an European spa, a business center, room service and limousine rides to name a few. The roof top has a walking track and a putting green. Centrally located at 10 Crystal Springs Road in San Mateo, restaurants, the movie theatre and Central Park are just a short walk away. If you qualify for Proposition 60 you can keep your current property tax. Are you a pet owner? The Versailles is pet friendly. Please check for weight restrictions to make sure that your pet will receive a royal welcome here.

Let’s say you bought your 4 bedrooms/ 2 bath home in Burlingame in 1995 for $545,000. Based on the tax collectors estimated property value of $ 645,000 in 2007, your property tax probably costs you about $7000/year. The kids have left home and you are thinking of getting a smaller place with no steps. With proposition 60 in place if you are 55 or older, you are able to take your property tax with you one time in San Mateo County (other counties cooperate). Your new home has to be purchased for equal or lesser value. Imagine you can sell your home for $ 1.7 Mio and are looking at a nice one level 3 bedrooms/2bath house in San Carlos for $1.2 Mio. The property tax for a house of this value would normally cost you about $13,000/year but since you are bringing your tax base with you, $ 7,000 is all you are paying.
