The Belmont -Redwood Shores School District is discussing changing the boundaries in Belmont. Belmont has 4 elementary schools and Redwood Shores has 2. All students attend Ralston Middle School. This district also services part of San Mateo and San Carlos. Buyers who are thinking of purchasing in any of our Peninsula cities must get all the current information from the respective school district. For expample the Burlingame School District decided in March of 2011 to open up the old Hoover site as a K-5 neighborhood school by August 2014. This will effect many homes in the area. Currently there are 5 elementary schools and 1 middle school. For up-dates on the boundary line decision-making progress, please visit the Burlingame District’s website www.bsd.k12.ca.us  or Belmont-Redwood Shores District  www.brssd.org

Eichler fans have some choices in the Highlands neighborhood of San Mateo. There are 9 active listings. Prices range from $ 880,000 to $ 1,688,000. I saw 1400 Tarrytown, a 3 bed/2bath home yesterday which is a short sale. The home needs to be remodeled but the setting is lovely with Canyon and Bay Views. The home is listed for $ 899,000 by Eric Chen/Coldwell Banker 650.558.6876. My favorite Eichler right now is located at 1736 Yorktown Rd. This 4 bedroom/2bath home represents what I love about Eichlers, the amazing natural light throughout. Cool colors and contemporary design touches were considered when the entire house was remodeled. According to the National Association of Realtors Cost vs. Value Report, a seller who remodels a kitchen or bathroom can recoup between 61 – 72% of the investment. Buyers appreciated the home at 138 Louise Lane in San Mateo with it’s upscale renovations. The 3 bedroom/3bath home was listed for $ 1,058,800 but sold for $ 1,251,000. The seller received 11 offers for this beautiful home ‘in the Lanes’ in San Mateo.

If you have recently traveled by bike or car on Crystal Springs Rd or Polhemus Rd  in San Mateo, you probably have seen the construction site of the Crystal Springs Bypass Tunnel.The new tunnel will ensure that future generations will enjoy the beautiful water from the Sierra that we on the Peninsula have taken for granted. The Peninsula Regent in San Mateo www.PeninsulaRegent.com offers a retirement community in an urban setting. Located just two blocks from the San Mateo downtown area, residents can easily walk to shops, restaurants, the park andmovie theatres. I looked at several condominiums that are currently for sale. A lovely 1 bedroom, 1 bath condo with a remodeled kitchen is listed for $ 359,000.(listing agent Arlene Sullivan/Coldwell Banker, San Mateo) asullivan@cbnorcal.com)  An other floor plan offered a second bathroom and a den for $ 399,000 but didn’t have the kitchen up-dates. Buyers are very price sensitive right now. If buyers preceive a value, they are buying. Currently there are 163 single family homes for sale and 53 are in contract. Half of the pending houses are in the under $ 600,000 price range. Most of these homes are located in the Shoreview, Parkside and San Mateo Village area of San Mateo. But then again a home listed for $ 3.8Mio in San Mateo Park just sold on Friday and is due to close this week. People want a deal and if they find it, they will buy regardless of the price range.
