The city of Burlingame will be directly affected by the High Speed Rail plans. The project which was approved by voters in 2008, will have significant impacts on Peninsula communities. The High Speed Rail service construction is scheduled to begin in 2010 and will connect San Francisco and Los Angeles. Tracks will run along the Peninsula Corridor. Burlingame residents love their train station which was built at the end of the nineteenth century and recently received a face lift. How will our station look with an elevated track behind it?The city of Burlingame has asked for an underground solution. But less expensive plans call for an elevated track and sound walls. Burlingame residents are concerned. The High Speed Rail tracks will affect the value of Burlingame Real Estate in general, not just Burlingame neighborhoods close to the tracks.

Saying Goodbye To Traditional Burlingame Homes Built In The Twenties

There used to be a 4 bedroom/2bath home here with 1850sqft of living space that was built in the twenties. It was sold in July 2009 for lot value of $ 995,000. Located at 1441 Balboa Ave in Burlingame this is just one example of how our neighborhoods are changing. Other construction sites that I have noticed just walking around the Easton Addition in Burlingame are located on these streets: 1100 block of Cortez Ave, 1400 block of Benito Ave, 1300 block of Columbus Ave…..I am sure there are more. If these are spec homes, they will be offered anywhere from $ 2,2 to $2.7 million in the very near future.

This property at 2805 Adeline Drive in Burlingame is probably the next tear down in town. Located on the corner of Alvarado and Adeline, right across from the Kohl Mansion. The house was found unsafe by the county of San Mateo a while back. Neighbors are not looking forward to a construction site, but are in agreement that anything is better than this picture. Look for the FOR SALE sign to go up soon. The lot is 100×101 as per county records.
New approach to selling Real Estate in Burlingame?

On March 25th the listing was canceled, re-listed for $ 1,880,000 and showed as a pending sale all in one day. What caught my eye today is the substantial price reduction for 707 Walnut Ave, Burlingame 4 bed/3 bath, from  $ 1,485,000 to $ 1,199,000 which is stated as being the starting bid price. Wanut Ave is a very desirable location and I think that the agent Stanley Lo/Green Banker, 650.692.4459 will get the desired attention. The house has 2700 sqft of living space and and is located on a large 11,000sf lot.

Both are rather large homes for Burlingame but the price difference is close to $ 900,000. 2716 Arguello Ave , Burlingame a 4 bedroom/3.5 bathroom, 3650 sqft of living space home with an incredible view and a flat backyard, priced at $ 1,888,888, listed by Laura Bryant/Cashin lbryant@cashin.com and 26 La Strada Court, Burlingame a 5 bedroom/4+bathroom, 4350sqft of living space home priced at $ 999,999 listed by Stanley Lo/Green Banker 650.692.4459. The home on La Strada Court was listed for $ 1,888,000 a year agon, reduced to $ 1,699,000 and taken off market by June 2009. Obviously the seller is now highly motivated but listing this property for under 1 Million? Every realtor in town was checking out this home on tour yesterday. Houses in this gated community were completed in 2000 and are considered luxury homes. Stay tuned to find out what these homes end up selling for…
