The Belmont -Redwood Shores School District is discussing changing the boundaries in Belmont. Belmont has 4 elementary schools and Redwood Shores has 2. All students attend Ralston Middle School. This district also services part of San Mateo and San Carlos. Buyers who are thinking of purchasing in any of our Peninsula cities must get all the current information from the respective school district. For expample the Burlingame School District decided in March of 2011 to open up the old Hoover site as a K-5 neighborhood school by August 2014. This will effect many homes in the area. Currently there are 5 elementary schools and 1 middle school. Did you know that the city of Millbrae now requires sellers to have a sewer lateral inspection done before the property can be transferred? Burlingame and Hillsborough have been requiring this for years before escrow can close. I am a strong believer in the test and recommend it to all of my buyers during the inspection contingency period. Sewer lateral work is expensive and especially older homes are prone to root blockages. The test runs about $ 200 plus permit fees for Burlingame, Hillsborough or Millbrae.
Eichler fans have some choices in the Highlands neighborhood of San Mateo. There are 9 active listings. Prices range from $ 880,000 to $ 1,688,000. I saw 1400 Tarrytown, a 3 bed/2bath home yesterday which is a short sale. The home needs to be remodeled but the setting is lovely with Canyon and Bay Views. This 4 bedroom/2bath home represents what I love about Eichlers, the amazing natural light throughout. Cool colors and contemporary design touches were considered when the entire house was remodeled. Story poles have been set up at the Burlingame Train Station to show residents the height of the elevated train tracks planed for the High Speed Rail system. The orange mesh gives a good visual how the tracks clearly will divide our town. The 59 feet high cables indicate where the electric cables will run. The story poles will remain in the parking lot at the intersection of California Drive and Burlingame Avenue until Thursday, October 21. Take a look and you will understand why Burlingame residents are upset.
