Did you know that the city of Millbrae now requires sellers to have a sewer lateral inspection done before the property can be transferred? Burlingame and Hillsborough have been requiring this for years before escrow can close. I am a strong believer in the test and recommend it to all of my buyers during the inspection contingency period. Sewer lateral work is expensive and especially older homes are prone to root blockages.  The test runs about $ 200 plus permit fees for Burlingame, Hillsborough or Millbrae.

I saw 1400 Tarrytown, a 3 bed/2bath home yesterday which is a short sale. The home needs to be remodeled but the setting is lovely with Canyon and Bay Views. This 4 bedroom/2bath home represents what I love about Eichlers, the amazing natural light throughout. Cool colors and contemporary design touches were considered when the entire house was remodeled.
