		<description>I think this is true everywhere.  I know it is here in Orange County.  My advise to sellers is to pretend they are buyers looking for homes in their area.  Sometimes it is a even a good idea for their listing agent to take them out for an afternoon to look at other homes on the market.  Sellers then need to ask themselves, &quot;How does my house compare with the competition and what would I pay for my house if I was buying it in today&#039;s market?&quot;</description>
